3D Building Surveys

It is evident that commercial buildings are being constructed and renovated globally. Of course, as depreciable assets, buildings have a life period. Sometime after they are erected, they begin to dilapidate, grow old, or just collapse. Building surveys serve many, different types of purposes, but they only serve two major purposes. First, and most importantly, is to inspect whether the building is worth buying, renovating, or needs to be finally demolished. Second, by making sure that the buildings correspond to the appropriate qualifications, we can be secured in knowing that the stock of our buildings are well-designed and reliable. There are different ways of performing the building survey. One way is to do it via a three-dimensional (3D) building survey. Because of the exponentially improving technologies, we are now allowed to perform 3D building scans with the utilization of state of the art digital scanners allowing existing site configurations to be placed over a three-dimensional topographical survey. This can be adapted to show both underground and otherwise services in 3D. The quality of the imagery and presentation is accurate and the finished project can be examined on a software provided with sufficient data.

In survey packages, the following are typically included but not limited to:

1. Acquisition Survey: this survey is straightforward as this will inform you whether pursuing the project would be worthwhile or not. It will also provide information regarding the building's present condition, the repairs and maintenance issues that need to be fixed, and even the remaining life of the functionality of the building.

2. Schedule of Condition: this is usually commissioned right before the actual signing of a lease. It determines any existing defects and the corresponding repair costs necessary to bring it to a functioning state.

3. Building Survey: once the decision to acquire the building is made, the building survey will provide an opportunity to perform a wide-ranging assessment of the property.

4. Measured survey: the measured survey will utilize a dimensional check on the building. These dimensions can be typically examined to a blueprint or floor plans.

5. Structural Survey: a complete structural survey is perhaps the most comprehensive and expansive type of chartered building and topographical surveys London. A team of structural engineers will perform a meticulously detailed structural survey of the property all throughout.

6. Planned Maintenance: this is a scheduled, frequently recurring service visit carried out by professionals or proper agents who will ensure that the building project is going according to plan. Loss of time will be prevented if done properly.
